What is a sellers market?
A seller’s market: this is when the demand for housing exceeds the supply (inventory). When it is considered a seller’s marker, the seller is at an advantage to receive a favorable price for the sale of their home oftentimes going above asking price.
What is a buyers market?
A buyer’s market: this is when there is an abundance of hikes for sale. There are more houses for sale than buyers. Buyer’s have an advantage with multiple homes to choose from and then the opportunity to negotiate with sellers on the terms of the purchase agreement and price.
How much do I pay a real estate agent when listing or buying a home?
When listing a home, the terms of an agent’s commission are spelled out in the listing agreement. The commission averages around 5-6% of the purchase price.
When buying a home, the commission is documented in the seller’s listing agreement. This can be anywhere from 2-3% of the purchase price.
What should be my first step when considering buying a home?
When you’ve decided you’re ready to buy a home, know how much you can afford. Consider meeting with a lender prior to your home search. The lender will help you determine which loans will best suit your needs. Some options could be a Veteran’s loan, a First time home buyer’s loan or a conventional loan. The lender will also help you determine what you would need for a down payment and estimate what your closing costs could be.
How long is the home buying process after my offer has been accepted?
This will depend largely on the type of loan you will be using and if there are contingencies in the purchase agreement. Some loans may require home inspections and repairs may need to be made after the inspection. Seller’s may also have a specific date that they would like to close. Some contracts are contingent upon the buyer’s selling their current home.
